Assistant Manager
Purpose of Position:
Assist daily operations and general management at multiple apartment communities.
Reports to: Area Manager
Supervises: Leasing Specialist
Essential duties:
- Creating positive, welcoming, supportive environments for co-workers, residents, visitors, and property associates.
- Lease apartments for any walk-ins when Leasing Specialist isn’t present or multiple visitors enter the office.
- Collect and post rent for all properties within designated area by 5th of each month.
- Monitor delinquency report daily and make attempts by phone, email, visits, and letter to delinquent residents.
- Monitor all PTP agreements and transfer files for eviction to the Area Manager.
- Assists with ensuring ALL property activity is recorded in Onesite software.
- Communicate and work closely with Compliance and Accounting for all properties within the designated area.
- Complete recertification logs by 10th of each month.
- Process annal recertifications with HUD or Section 42 program (where appropriate) at least 120 out from expiration date.
- Complete lease signing or letter to vacate to residents at least 45 days out of leas expiration date.
- Maintain required reporting in tenant files with new move-ins and recertifcations.
- Assist Leasing Specialist with new move-ins and Section 42 Program file processing when required.
- Process all FAS move-out files (once charges are submitted by maintenance) and must be processed 15 days from move out date.
- Assists Area Manager and Leasing Specialist when support is required.
- Listen and attempt to resolve resident concerns before being escalated to Area Manager.=
Essential Qualifications
- At least 2 years rental management experience.
- Excellent time management, organizational and written skills.
- Strong supervisory skills and must be able to meet deadlines.
- Enthusiasm, good attitude, trustworthiness, personal integrity, and honesty.
- Good human relation skills demonstrating the ability to deal with Residents, Peers, and Supervisors.
- Able to work in fast-paced environment while remaining conscientious and adhering to policies and procedures.
- Knowledge of computer software specifically Excel and Microsoft Word.
- Ability to learn property management software (Onesite) quickly.
- Must have valid driver’s license and pass criminal background check.

The duties of this position are usually performed in an office/indoor setting. The employee may be exposed to fluctuating temperatures and overall weather conditions while moving from one location on the property to another, moving from one property to another. While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands or arms and talk or hear. The employee is occasionally required to climb or balance and stoop, kneel, crouch, or crawl.
